JRH negotiated a shared driveway agreement serving three properties simultaneously, satisfying TxDOT's access management requirements quickly and turning a missing access point into a coordinated multi-property solution.

THE CHALLENGE
No driveway access to a restaurant pad on a TxDOT corridor is a serious problem. TxDOT's access management program limits the number of driveways on state roads, and a new standalone driveway permit for a single restaurant can face significant scrutiny and delay. The natural solution — negotiating shared access with adjacent properties — requires getting agreement from neighbors who have their own timelines and interests.
JRH's Approach
JRH identified the shared access opportunity early and negotiated a three-property driveway agreement covering the HTeaO site, an adjacent future development parcel, and the existing neighboring restaurant. This configuration satisfied TxDOT's access management requirements more cleanly than a standalone driveway permit would have, because shared access consolidation is exactly what TxDOT's access management program is designed to encourage. The agreement was in place before the TxDOT submittal — so the access issue was resolved before it became a review comment.
