JRH secured a shared driveway with the adjacent gas station, resolved the access problem in one negotiation, and converted an unusable triangular corner of the lot into a retaining wall detention pond — turning dead space into a permitting asset.

THE CHALLENGE
A small lot with no direct highway access and an awkward triangular corner is a difficult development puzzle. The no-access condition on a TxDOT highway typically means either a lengthy standalone driveway permit process or shared access negotiation with a neighbor who may not be motivated to cooperate. The triangular corner was essentially unusable for building or parking — but it still consumed land area that contributed to the site's drainage obligation.
JRH's Approach
JRH negotiated the shared driveway with the adjacent gas station — a neighbor who already had established access and had reason to support a coordinated approach. One negotiation resolved the access problem without a TxDOT permit battle. The triangular corner was then incorporated into the detention design as a retaining wall pond — converting the site's worst geometry into its drainage solution and keeping the rectangular core of the lot clear for the restaurant building and parking.
The Result
A fully permitted Dairy Queen restaurant on a constrained lot — with access established through neighbor negotiation and dead-space geometry converted into detention infrastructure.
