PROJECT OVERVIEW
JRH Engineering provided complete civil engineering design for an 18.20-acre office condo business park in Brookshire, Texas, located along a TxDOT corridor requiring a new turn lane. The project demanded a drainage strategy that protected leasable square footage while satisfying MUD utility requirements and dual-agency storm sewer approval. JRH engineered a compact on-site detention system with a lift station that minimized the pond footprint and kept the most valuable land available for buildings.

THE CHALLENGE
At 18.20 acres, Jordan Ranch Blvd. was large enough that pond placement decisions had real financial consequences — every acre of pond is an acre that cannot generate lease revenue. The TxDOT corridor also required a turn lane, adding a state agency coordination layer that runs on its own timeline regardless of how fast the local approvals move.
JRH's Approach
JRH engineered a lift station-based detention system rather than a traditional gravity pond. The lift station allowed the pond footprint to be compressed significantly — protecting the most leasable portions of the site for buildings. TxDOT, BKDD, and City of Brookshire approvals were pursued simultaneously, preventing any one agency from becoming a bottleneck.
The Result
A fully permitted, maximum-density office condo business park with protected leasable square footage and a TxDOT-compliant turn lane — delivered without sacrificing buildable land to an oversized pond.
