CASE STUDY 38 — Marthas Vineyard Section 2 Residential Neighborhood Phase 2 | Civil Engineering Design
Complete Civil Engineering Design
Residential Subdivisions
Alvin · Brazoria County · Texas
PROJECT OVERVIEW
JRH Engineering provided complete civil engineering design for Section 2 of the Marthas Vineyard residential neighborhood in Alvin, Texas. Building on the drainage infrastructure already established and approved in Section 1, Section 2 moved faster — the 100-year overflow path along existing Section 1 roadways was extended to serve the new phase, eliminating the need for additional major drainage infrastructure and compressing the permitting timeline.
AT A GLANCE
Site Civil & Drainage Design
● Full civil design for Section 2 lot development tied into Section 1 approved infrastructure
● Existing 100-year overflow path along Section 1 roadways extended to serve Section 2 — no new major drainage channels or structures required
● Water and sanitary provided by City of Alvin and existing MUD district — no new utility extensions required
Permitting & Agency Coordination
● City of Alvin and CNR3 approvals accelerated by Section 1 established infrastructure and prior agency relationships
● Section 2 permit package simpler than Section 1 — existing approvals referenced, existing drainage credited
● MUD utility connections coordinated in parallel with drainage district review
THE RESULT
Section 2 permitting moved faster than Section 1 because the foundational infrastructure and approval framework were already in place. The drainage investment made in Section 1 paid dividends in Section 2 — fewer new elements to design, fewer new approvals to secure, faster delivery.
RESULTS
● Section 2 permitting accelerated by Section 1 approved infrastructure and agency relationships
● No new major drainage infrastructure required — 100-year overflow path along Section 1 roads extended to serve Section 2
● Phased development efficiency demonstrated — Section 1 investment directly reduced Section 2 cost and schedule
