Jordan Ranch Blvd. office condo business park in Brookshire, Waller County, Texas

Civil engineering for an office condo park on a TxDOT corridor

JRH Engineering provided complete civil engineering design for an 18.20-acre office condo business park in Brookshire, Texas, located along a TxDOT corridor requiring a new turn lane. The project demanded a drainage strategy that protected leasable square footage while satisfying MUD utility requirements and dual-agency storm sewer approval. JRH engineered a compact on-site detention system with a lift station that minimized the pond footprint and kept the most valuable land available for buildings.

AT A GLANCE

Site civil design

  • Full site civil design including grading, paving, parking layout, and building pad configuration

  • Turn lane designed to TxDOT standards on the adjacent TxDOT corridor — required for site access approval

  • On-site detention system with lift station engineered to minimize pond footprint and maximize building coverage

  • Compact pond placement concentrated drainage infrastructure in the least valuable portion of the site

Utility infrastructure

  • Water and sanitary sewer connections made to existing MUD district infrastructure

  • MUD utility coordination run in parallel with TxDOT and drainage district permitting

  • Lift station selected over a gravity pond system — smaller footprint, more leasable land

Stormwater and drainage

  • On-site detention designed with a lift station to reduce required pond area compared to a traditional gravity system

  • Storm sewer approved concurrently through BKDD and the City of Brookshire — parallel review prevented sequential delays

  • Detention pond placed strategically to protect high-value building area at the front of the site

Permitting and agency coordination

  • TxDOT turn lane permit coordinated concurrently with drainage and city approvals

  • BKDD and City of Brookshire storm sewer reviews run simultaneously

  • MUD utility connection coordinated in parallel with all other agency reviews

The Challenge — at 18.20 acres, pond placement has real financial consequences

Jordan Ranch Blvd. was large enough that every acre of pond is an acre that cannot generate lease revenue. The TxDOT corridor also required a turn lane, adding a state agency coordination layer that runs on its own timeline regardless of how fast the local approvals move.

JRH’s Approach — a lift station instead of a gravity pond

JRH engineered a lift station-based detention system rather than a traditional gravity pond. The lift station allowed the pond footprint to be compressed significantly — protecting the most leasable portions of the site for buildings. TxDOT, BKDD, and City of Brookshire approvals were pursued simultaneously, preventing any one agency from becoming a bottleneck.

The Results

01

Leasable square footage protected through a lift station detention system — pond footprint minimized across 18.20 acres

02

TxDOT turn lane permitted concurrently with drainage district and city approvals — no sequential delays

03

MUD utility connections coordinated in parallel — no utility permitting holdups

Frequently Asked Questions

What was the main engineering challenge on the Jordan Ranch Blvd. project?

At 18.20 acres, pond placement decisions had real financial consequences since every acre used for detention could not generate lease revenue, and the site needed a TxDOT-compliant turn lane on an adjacent corridor.

How did JRH Engineering protect leasable land at Jordan Ranch Blvd.?

JRH engineered a lift station-based detention system to compress the pond footprint significantly, protecting the most leasable portions of the site, while pursuing TxDOT, BKDD, and City of Brookshire approvals simultaneously.

What were the results of the Jordan Ranch Blvd. project?

JRH protected leasable square footage across 18.20 acres through a compact lift station detention design, secured the required TxDOT turn lane concurrently with other approvals, and avoided any utility permitting delays.
