Complete civil design and construction management for a Brazoria County subdivision

JRH Engineering delivered complete civil engineering design and construction management services for Terra Estates — a 62-lot residential subdivision with a construction value of $1,599,449, coordinated from initial infrastructure design through final municipal approval and active construction management.

AT A GLANCE

Sanitary sewer

  • Public sanitary sewer extension connecting the development to the existing municipal system

  • Hydraulic analysis, pipe sizing, and agency coordination through final approval

Roadway design

  • Internal subdivision roadway network

  • Pavement cross-sections, curb and gutter, and geometric design

  • TxDOT permitting for public roadway access — managed from application through approval

Stormwater

  • Comprehensive storm sewer system designed to manage subdivision runoff

  • Full compliance with local drainage and stormwater requirements

Construction management on call throughout the build

  • Contractor submittal review

  • RFI responses

  • Site observation visits

  • Field conformance verification against permitted documents

The Challenge

A 62-lot subdivision required a public sanitary sewer extension, TxDOT-permitted roadway access, and a fully compliant stormwater system to come together on one coordinated timeline — all while keeping pace with the builder’s construction schedule through a $1,599,449 build-out.

JRH’s Approach

JRH designed the internal roadway network and managed TxDOT permitting for public roadway access from application through approval. The sanitary sewer extension was sized through full hydraulic analysis and carried through agency coordination to final approval. A comprehensive storm sewer system was engineered to fully comply with local drainage requirements. JRH then remained engaged through construction, providing active on-call support: contractor submittal review, RFI responses, site observation visits, and field conformance verification against the permitted documents.
